Water pressure at 20psi on Utica boiler

Water dripping for pressure relief . Pressure on gauge 20 t0 25 PSI. Should be around 12 PSI. It's 10 degrees here in NW Indiana today.
 
First thing to check is make sure the expansion tank is properly filled with air and has not failed. It is possible that the relief has failed but I would check expansion tank first. The hotter the water is the more pressure will be in the system.
 
To piggy back., Expansion tank has a tire shrader valve., make sure its only air in their and has not filled with water. If it has water, needs replacing., if its air only., drain the expansion tank from the water side. Fill the Air section to match the boilers pressure under normal operation, then reinstall/fill with water.

Whats the psi set point of the relief valve?

Lastly, Make sure your gauges are accurate and not faulty reading lower than normal. Is their a Pressure reducing valve attached for the makeup water autofeed?
