I am new here and am at my wit end with water heaters.
I have a 4 plex which is about 18 years old. At about 17 years the Kenmore water heaters all failed. I replaced them with Reliance 6 year warranty models and within 2 to 3 months they had all failed - leaking. I replaced them again and installed a large over pressure relief tank in the water line leading to all the apartments. There had not been one originally. That made no difference and heaters continued to fail. After the tenth one failed I asked the store to refund my money and then purchased 4 Kenmore 9 year water heaters. Now two of those have failed, the last was just this evening. It was installed 3-6-12. The other had been installed in late February.
There is no consistency to the failures,they leak in various places it appears. None have ever leaked at the TP valve or at the elements or threaded fittings (where I can see anyway). One Reliance actually had the outer case open up. The water pressure is at 55 to 60 PSI. All have been 40 gal. tall, electric models.
What the %&$@ is going on. I asked my plumber friend and he is stumped.
I am getting sick and tired of changing these.
