Hi Guys,

I've had 5 plumbers come out, 2 of which actually went into the attic to check for piping. None of them can find the source.

Last week we heard piping rattle right after we flushed the downstairs toilet. We thought it was nothing, then suddenly found water in our garage. Fast foward 4 days, it happened again, this time 2 showers were being used at the time.

It is not a constant leak, more like an discharge that eventually stops.

(Not sure how to rotate the pictures for this forum)

We then went outside and notice this. Water is running from the very top, and if you notice the white wall on the bottom left, there was enough force for water to cover that area as well.

We live in a 2 story detached town home, and there is no signs of water in the attic or the upstairs rooms. I'm almost convinced that the water is coming out from the roof, then seeping into the garage somehow.

I flew a drone to get a birds eye view and found no clues.

Does anyone have an idea?

Changes in the last 6 months:
Replaced water pressure regulator after about a month of high pressure. (this was down last week)
Replaced cartridge in the shower.
