I have a submerged well that falls short of ground level by about 5". We are in the process of selling our house and we fear the county is going to hold us up until this is remedied. We've been told by the inspector that it would cost approx. $5000 to have it raised and that is not an option for us. As of now I have a 12' plastic drain tile around it with a vented man hole style lid on it. From the yard it just looks like a drain. The ground around the well stops short about 12" from the well cap, non the less, the well is underground.

What are some options for fixing this situation? The well is at the top of a hill and I had thought about running a drain from the bottom of the "well pit" down the yard so run off water could never collect near the well. Another option I had thought about, since the well is on a hill, is shaving the yard so the well would be above ground. This is also something I don't want to do as we are getting close to having a close date and I don't really want to destroy the yard for the new home buyers.

Has anyone had this issue? I'm annoyed because it wasn't a problem 6 years ago when we bought the house, but now it seems to be.

What type well casing do you have? Does the casing have a existing well seal? What part of the country do you live in? Do you get freezing temperatures? It should be just a matter of extending the casing and installing a pit less.

If it takes $5000.00 to do the job, I want it. Because I know anybody in the business could do this for more like $1000.00 or less. A pitless shouldn't cost more than $200.00 and even if your guy hires a backhoe because he's too lazy to dig a 1 foot hole, the labor still shouldn't be more than $600.00 to finish the job. Get in the phone book and check out the Well Drillers and Pump Installer/repair men sections.
