Hi,

we have a new house, (2 years old) have had a sewer smell issue since we moved in. First it started in the laundry room.We had a plumber come in and he suggested a house trap, we installed one.

The issue seemed to go away until we moved the laundry room into the basement. We added the plumbing into the the basement (new drain\trap and tapped the line into an exsisting vent as well)

we capped off the old lines from the laundry room.

it is not a constant issue. we tried trouble shooting it by doing laundry and seeing if the smell is worse when we do laundry or not... no rhyme or reason to why or when it smells.

I have no clue where to turn next .....

if any pics are needed please tell me what to take and i will do so asap !

first pick is of trap / drain second is how i tapped into vent

What you have is a full S trap. Plus the trap isn't vented. That tee you have below the trap is doing nothing. I'm sure what is happening is the trap is being syphoned and allowing sewer gas into the room.

Cut it all out and replace the 3x2 sanitary tee with a 3x2 Y. Place the Y so the branch is horizontal with the 3" line. Square the branch up using a 45 followed by a 2x1-1/2 sanitary tee with the branch facing up, then the trap. Run the 1-1/2 branch up above the trap with an AAV on top of it. This will also get the stand pipe on the trap lower. Just be sure the AAV is above the stand pipe.

any way to jot a diagram for me ? I have about a half a clue as to what you said

any other thoughts, people agree / disagree ? I'm going to try this fix tonight

Just confirming what John said. I agree. Also, this being a new house, did you actually do the plumbing for the laundry or did you have a plumber do it?
My point is that if you paid somebody to do it, you should ask for your money back.
