Sediment and hot water issues

I don' even know where to begin, or if this is the right place to post, but I'm hoping to get some help!
We have a tankless water heater, I'm not sure whether this will be relevant or not but wanted to make note of it, just in case.

We have a water filter with bypass. We also have an insane issue with sediment. We are going through filters in a month, if we are lucky. Even with a new filter though, unless the water filter is on bypass, we have NO hot water to the shower. We have replaced the mixing valve and still, no hot water in only the shower unless the filter bypass is on, and then we get a hot shower/bath full of sand. Our toilet tanks are also full of mud/sand.


Someone help in telling us what to do in resolving these issues. We have been in this house less than a year and this is a bit frustrating.

Do you have City water or well water I'm assuming you have welled water to begin with if you have so much sediment. To deal with the sediment you may need to have someone come in and actually lift up at your pump in the well a foot or two or couple feet to get it off the bottom to stop sucking up all the sand
