repairing outdoor faucet

Howdy. Have an outdoor faucet that drips and generates a lot of water hammer until it is almost completely open. In order to remove the rod and replace the seal in back, was trying to remove the rod but found that this faucet seems to be different that all the others I have seen online. None of them have the second gland nut like this one does. It is not completely evident to me if that actually is removable as I was unable to crack it loose. But don't see how I can get the rod assembly out without removing it.

Very last thing I want to do here is crack the fitting back in the house, as it is in the space between the upstairs floor and the ceiling in a finished basement. :eek:

Any advice very much appreciated.

use 2 wrenches. Hold the valve body with a pipe wrench on the letters with left hand at 9 0'clock pulling upward
Use a second wrench on the hexagonal head of valve at 10 0r 11 o'clock pushing downward.
