I'm currently researching buying a new water heater. I have an 1100sqft condo with one bath. I currently have a 40gal electric tank heater that to my knowledge is original to the condo (1988).
I have started to notice a dripping noise coming from the tank after the water heater has been in use (taking a shower, running the dishwasher etc) but there is no visible dripping or leaking around the unit.
We use very little hot water and never run two appliances requiring hot water at the same time. Typically, two showers in the morning, dishwasher twice / week and normal sink use.
The current heater is quite inefficient as evidenced by going away for a week and turning the breaker off. When this has been done, I've notice about 25% reduction in my monthly electric bill -- quite significant.
I plan to sell my condo in the next 1.5 - 2 years so I am not looking for an expensive replacement that will offer a return over the long haul.
Does anyone have any recommendations on a replacement solution, whether it be tankless or a new tank?
