Fluctating hoit water temperature

The water heater is a 40 gallon Rheem electric less than two years old.

We would run out of hot water occasionally from day one, then temp' would come back up, Thought it was someone flushing,. using sink...etc.

Got worse, called technician from well known firm, replaced both thermostats and elements...../but same exact problem.

This is still under warrenty, but Rheem folks are less then concerned or helpful.

Technician is baffled...any ideas

Did you replace it with a same type capacity model both water and watts?

yes, If they cant fix it, tell them to replace it

Not sure what you mean...when t he heater was replaced we went to a 40 gal instead of 50 that was in there...(plumber's advice)....live in Tacoma WA

You might have a connection of hot water to your cold line somewhere in your building .

Rheem is a very good brand and also gives me very good service , when I need it .

Ok by downsizing it you can't expect the same output as you're previous 50 gallon also I'm assuming that old plumber must have made a short when wiring the new heater . I would ask him to re wire it
