One of my toilets recently developed a sewer gas leak which I couldn't fix by installing a new wax ring. When I inspected the situation more closely I found that the existing flange had been screwed down over a very badly damaged flange.
To complicate matters further, the original rough-in had been installed too close to the wall necessitating that a 45 degree offset be fitted to allow a standard toilet with a 10" offset fitted.
I am appealing for any advice you gentleman offer me which will to allow me fix this problem permanently.
