When my water heater is heating, it causes water pressure to rise from 55 to 100psi or more. It remains at this level unit a faucet is opened. Overnight, the pressure relief valve at the water pressure regulators (I have two) definitely drips or otherwise releases a great deal of water.

My plumbing fixtures have been damaged and a Watts 20K, 5 year separated under pressure.

My 600XL pressure regulator has had to be changed or rebuilt every 6 to 8 months. Consequentl, I installed a stronger, regulator before it and now have two regulators in series.

The Bradford White 80 gallon water heater looks new but is 12 years old. It has an expansion tank. I also have a circulation pump that is only switched on by voice on demand - Alexa.

I need help. Does the water heater need to be replaced?

You need to turn your water off and bleed the pressure off.

Now make sure your expansion tank has an air charge equal to your regulated water pressure setting of 55 psi.

Make certain there are no check valves between your water heater and the expansion tank.

You may need a bigger expansion tank if your air charge is already proper. You could also just add another small tank rather than getting one big expansion tank.

Good luck

Watt size is your pressure tank on the water heater?

Definitely something wrong with your expansion tank, either the precharge has bled off or the bladder has ruptured and it's full of water. It's probably easier to replace it than add some air only to discover that the problem resurfaces.
