I recently replaced my shallow well jet pump and getting warm water when I 1st turn it on my cold water and it has a rubber like smell. This does not happen when the pump is running, only after the pressure tank is full n sits for a little while. Any ideas or suggestions on what's going on or how to troubleshoot would be greatly appreciated.

Check the air charge in the tank. Most likely the diaphragm is broken, as that is a common problem. Warm water usually means the pump is not turning off as/when it should?
 
The pump is new, it looks like it's not able to pull the water from my rainwater tanks. It's having a hard time so it looks like it overheats, then the water and bladder get hot. I can't return it because it's been more than 60 days. I was wondering if I could use a small booster pump like this one between the tanks and jet pump to assist?

No, that pump won't help. You have to fix the root problem or you won't even be getting any water from the well. Pictures, pump model number, pressure settings, air charge in tank???
 
Just bought this property so the setup was done by the previous owner and not familiar with it.

Pump is brand new and it's 25ft from the tanks. Water was coming out warm for the first few min n smelled like rubber. I've replaced par of the 1 inch hose and running better please see pic. It has a vent not sure if that is needed and if it should be open, it has a check valve on it.

When I say should the vent be open, I mean should it have a check valve? or is a vent needed at all?

This is not a well, it's a rainwater system. Tank is under the deck and pump under house at the same level. Water is pushed up 6 feet to house. Pics are difficult since it's under the deck n house and not totally visible. I think the only question I have at this point is if the pump was working hard n possibly overheating would that warmup the water in the Bladder n have a rubber smell. These two thing do dissipate after a few minutes when the water is running. I'm also curios if the vent is needed?

Yes the water can get hot if the pump fails to shut off or if you have a suction leak. But you would have more problems than just a taste of smell. Still don't know what kind of vent you are talking about?
 
Hard to tell without more details, but you should not have a vent in your suction line, maybe that's a port for priming the pump? Warm water and rubbery smell sounds like your pump overheating and maybe running dry, sounds like it has a rubber impeller and you should probably replace it after solving your suction problem.
