Hey guys,

So I recently moved into a basement apartment of a single family home. I have had an issue with the water in the shower since I moved in. I believe I know what is causing it but I'm not sure how to fix or why it is happening.

So, basically when I am in the shower, about every 30 - 45 seconds, the water pressure decreases slightly and becomes much hotter. I literally have to jump back out of the water to avoid burning myself. I have become quite good at getting out of the way but that is beside the point. As you can imagine this is quite annoying. This is not every shower but most of the time

I couldn't figure out what was causing it for quite some time. It does not affect either sink or anything upstairs to the best of my knowledge. However, I have noticed that my toilet randomly sounds like it is running (refilling) at similar intervals. I have not exactly confirmed that the two are related but with the timing of both, I find it extremely likely.

Any ideas on what can be done to fix? Do you guys agree that is is probably the toilet causing the pressure/temp changes? I can test this if necessary. I appreciate any help.

Well you're in a home with others, they must be using the water upstairs and its causing the water mixture to become unbalanced hence burning you (because they are using the cold).

The fix is to get a different shower valve, which would be around $150+, plus labor for someone or yourself to cut through the tile/wall, cut out the valve and install a new one.
 
Its unlikely the toilet is at fault if its just leaking barely. You mentioned it burns you and have to jump out, that must be a lot of water.

Another issue could be the hot water heater? If its old, and rusty it could be a problem.
