Sewer smell again

Small kitchen in small commercial building.

When 3-compartment sink is emptied (usually all 3 compartments are full), which often happens 2 times in a row over a short period of time, we can feel sewer smell in a few areas of the building where pipes are going.

We believe it is around areas where exhausts go outside through the roof.

Smell can be felt above ceiling as well as near the ground and everywhere in-between.

This seems to be ONLY happening as a result of a heavy volume of water going down the drain; if sink is not used there is no smell whatsoever anywhere around the building.

Venting is not well done in a sense that far not every appliance has its own vent going up; in fact most do not and instead join one central pipe that goes up; not sure if that is relevant.

Can the exhaust pipe have a crack that could be releasing gas under the roof when it's under pressure?

Can the pressure be high enough for the gas to go through a crack in the pipe (or joint) instead of the open end above the roof?
