Replaced Hot Water Heater Twice, still not working. Help!

  • 5 yr. old water heater stopped producing hot Water. Only tepid.
  • Replaced both elements. Same result.
  • Replaced both thermostats. Same result
  • Called Rheem and they said they would replace water heater.
  • Got new one. Plumber installed.
  • Same tepid water. Called Rheem. They said to replace bottom thermostat. Plumber did. Same result.
  • Rheem said get another new one. Did. Same result
  • Called electrician. Checked everything. Same tepid water.

They have also checked:
Checked breaker
Electric, no LP
Water valves are open
Other electricity works as normal
Good water pressure

Not sure it matters but this is a double wide trailer in TX retirement community, one person lives there so there isn't a large consumption of water.
 
They may be connecting the cold water to the hot side of the water heater.

You may have a leak.

You most certainly do not have a competent plumber, that’s what I know for sure. No one competent replaces a brand new electric that’s not leaking.

You perform checks with the piping and then with an electrical test meter. Your plumber isn’t doing these checks.
 
Each element should be checked for Amp draw. Watts divided by voltage gives you amps.

I use a clamp on amp meter to do this.

With the element receiving 240 clamp the meter set to read ac amps around one element wire and that will give you amps.

With a cold tank the upper element runs first until satisfied, then the lower element fires up and heats the lower half of the tank. They both do not run at once.

Make sure you don’t have a cross connection. Turn off cold water to water heater. Go to a hot water faucet and bleed pressure down.......and the water should stop flowing.

If it doesn’t stop flowing out of the hot faucet then you have a cross connection.
