I never likd replacing things based on hunches, etc. but rather by taking an analytical approach and at least try to narrow down the offending problem. Not a fan of trial and error.
That's mainly due to an engineering backround as opposed to an experienced plumber that has a pretty good chance of finding the problem based on experience.
 
Hi Diehard, I agree and once again thank you for your input. I've hired a plumber and will let you know what he finds out.
 
It turns out the issue was a leak. A pipe under the house broke, and when it was repaired the issue was resolved.
