So we have had a situational leak for months now, we have now had 3 different plumbers out and no one can locate the leak. We live in a bi level and the water is coming from the downstairs bathroom ceiling. Right above this bathroom is the stove, dishwasher, and sink. They have checked in the kitchen under the dishwasher and nothing, sink is a more over the laundry room and that ceiling is dry. We have since removed the ceiling in the downstairs bathroom and no pipes are directly over the area that was leaking. All pipes are between the walls which are between the upstairs bathroom and the kitchen. At first they thought overflow on the bathtub which is right behind the dishwasher. Went in through the garage ceiling for this since there was already an access panel and insulation directly under was bone dry and showed zero signs of ever having been wet. That was fixed and now water is back, so they checked the dishwasher a 3rd time and still nothing under the kick plate, under kitchen sink is dry, etc. So where could the water be coming from? A little more info on the other side of this bathroom wall downstairs is the laundry room, water heater, and the furnace which is central air and a heat pump combo thing IDK. There are still no pipes running horizontally above this bathroom ceiling only vertical behind the wall between the bathroom and the garage. Above this directly would be backdoor, stove, dishwasher, sink (in that order). Above the garage would be the bathtub, toilet, bathroom sink all in that order. Still can't find the leak. We have noticed on the days I could go back and research that leak occurs a day or two after it rains. Roof is 2 years old. Contractors who came and removed the ceiling says the leak has been occurring a lot longer than we have been seeing it. The water is getting under the tiles in the kitchen because the subfloor that sits on the joists has to be replaced because of water damage. The kitchen floor is dry. Under the cabinets is dry, bathroom is dry.
