Inconsistent water temp

One year ago we had a brand new hot water tank AO Smith 50 gal with power vent installed. The plumber also installed a regulator, as we could not find one. It was nice at first because we no longer had the issue of the shower going from comfortably warm to frigid cold when the toilet was flushed.

Fast-forward to almost 9 months, we started to notice some inconsistencies with water temp.

1) The shower will go from comfortably warm to cold when ANY sink, shower, toilet, washer, etc in the house is used. Note: didn't matter if you used hot or cold water, it still made the shower freezing cold.

2) If you were to turn the hot water on, from any faucet or tub, it takes about 30 seconds to a minute to turn hot. Once its hot and I turn it off and immediately back on. The water starts out hot...for 2 seconds and then its back to bone chilling cold for 30+ seconds until it turns hot again. I'm not exaggerating when I say that I turn it off and then back on again immediately and this happens. This happens regardless if any water source is being used or not.

3) The main shower faucet sensitivity is inconsistently inconsistent. If I'm in the shower sometimes the water gradually turns cold over a period of 10 seconds. All i have to do is literally tap the single faucet handle and its back to hot. Sometimes to hot. Other days you have to crank it 3/4 of the way to turn hot. Note: this happens regardless if other water sources are being used.

If it makes a difference, our house is a small split-level of approximately 1200 sq feet. We have two full bathrooms, but only the main shower upstairs is ever used. My wife and I have two small kids so it's not like we're using a ton of water. In fact I thought 50 gal might be overkill, but we are putting the house on the market within the next year, so I thought the bigger tank would be attractive. Try rebuilding your single handle mixing valve. Could be malfunctioning causing an internal flow through the fixture when it is turned off.
Could be a lot of things. Your problem could be something installed improperly or a valve not open all the way. maybe the regulator is malfunctioning.
Not something that can be diagnosed through a forum.
You will need to find a pro with some trouble shooting skills. that's the trick these days. I know a lot of " plumbers that can change s water heater. re-pipe your house, but they don't have a clue on how things work.
