What's this part? It's leaking.

I have a rental property and this thing just started leaking on the tenants. Anyone have an idea of what it is? I thought at first it was some kind of pressure relief thing but i'm not so sure anymore. I haven't gone to take a look in person yet - wanted to come prepared with some knowledge. Any ideas on what this is and maybe how to replace it?

It is a pressure reducing valve.

Wilkens pressure reducing valve , maybe 1"

You might be able to buy a repair kit for that. get the # off the side of it

Or just replace it. Very simple change. Parts usually cost as much as the PRV anyway. And it is 3/4

Get this one and all you have to do is break the unions loose and put this one in using the old unions
