Any help with a ballpark estimate

I'm looking to replace an Whirlpool 40 Gallon electric water heater at my 1 bedroom condo in Florida. I only go there 4 months a year. Every time I go back to FLA after an being away the 8 months the water in the 40 gallon tank of course is bad and each time I have to flush it out and afterwards it's OK. BUT it's is 14 years old and had the rod replaced a few times.

I want to replace the existing Whirlpool 40 gallon water heater with a decent top of the line unit but really don't know how many gallons per minute I would need for a 1 bedroom 1 bath condo and what Brand.

I've been googling that i'm looking at 3 grand to buy a unit and have it installed Keep in mind this would be a plug and play install. the 240 volt and plumbing with the shut off valves etc is already there. It's a matter of hanging the unit and maybe a bit modification to the plumbing.

3 questions:

- Would going to the big box stores to buy the tank less water heater and have it installed.
- What's a good Brand tank less water heater for a 1 bedroom condo.
- What's a good estimate to buy the unit and and have it installed by a private plumber.
- What's a good estimate to buy and install the unit by a vendor

Don’t forget to factor in the electrician for a panel upgrade. Most electric tankless water heaters require 3 separate 40 amp double pole breakers.

I'm not in FLA at the moment but i'm assuming i'm probably running 2 x 30 amp breakers for my current water heater and would have to run an additional wires to install to get to the 3 x 40 amp double amp breaker from the box to the new heater.

So another words, my current electrical supply is not plug and play. The big deal question is, how to run additonal wires from the box to the location of where the other heater is to get that extra line for the 40 amp breaker. Don't think that's possible.

Oh well.. Looks like I'll be staying with the ole water heater.

Any other ideas?
