Hello. I recently had a new extension completed (jan12) which included a new upstairs bathroom. Previously there was only one downstairs. We have a bath, toilet and basin with semi-pedastal.

Everything has been working fine until three weeks ago when my daughter had a lengthly shower, (20mins). we heard a strange 'wabble board' sound being caused by bubbles in the toilet bowel. The bath was filling slowly and when I flushed the toilet the bowel filled and took approx twenty mins to drain. This also caused bubbles in the small amount of water still draining from the bath.

After a day everything was back working as normal. I think it's worth noting that the bathroom is rarely used. I use it for 5 mins showers, the kids are bathed downstairs and the toilet maybe a couple of times at night.

The other day i tested the system by bathing the kids upstairs. When I pulled the plug it seemed to drain well until I flushed the toilet concurrently and everything stopped. Again, it took about twenty mins for the toilet to empty and the bath. I have also noted the water in the toilet can sometimes drop a couple of cm lower post the problem sorting itself.

Now, the waste pipe leaves the toilet straight down through the floor, runs along the joist, down through the kitchen roof, (don't worry you can't see it) and out the house. This enters a new SVP. This replaced the old cast iron one down to approx one ft above the ground, and joined by a seal. The SVP has a protective cage at the summit.

I have undertaken much reading to learn and diagnose and the only answer I can come up with is a venting problem. It can't possibly be a clog as the system is brand new and barely used. I have checked two drains on my property and both are perfectly clear by sight. What is a little strange is that when flushing the new toilet the water does not exit through either drain. This makes me wonder what drain the original SVP exits into?? On a day to day basis the whole system seems to work fine but obviously there is a problem that needs sorting. I can recreate the problem by showering for 20 mins, flushing concurrently with showering and by flushing when emptying bath water.

This is my first post on a forum, I hope it's clear. Many thanks for any help.

It sure sounds like a stoppage to me. Many times during construction foreign objects get into open lines which in time can cause a stoppage. It may be just a partial stoppage that is only noticeable when large amounts of water is used. If you don't have access to the main line through a clean out it may require pulling the toilet and snaking the line from there. One question I have is what is a SVP?

John

Thanks John.

An SVP is a soil vent pipe. Mine is on the outside of the house.

Does it sound like debris from the build rather than human soil?

More than likely from construction debris.

I have been involved with the plumbing of literally thousands of apartment units over the years, and in probably 50%+ of the clogged drain warranty calls that I have been on over the years, it is something from construction that is causing the clog.
